Property, setting and location:
On a private road in a quiet location on the edge of Leighton Buzzard, River House is an elegant, modern house with a spacious south facing garden. Overlooking water meadows, it is close to the Grand Union Canal and Ridgesand Walk making it is an ideal location for those who enjoy rambling.

River House is convenient not only for visting London (regular rail services) but is also within easy driving disatnce of numerous places of interest including Woburn, Whipsnade, Waddesdon, Ascott House, Bletchley Park, Althorpe, Stratford, Oxford, Cambridge and Warwick.

Guest rooms, facilities and the garden:
There are 3 comfortable guest bedrooms forming a suite with one bathroom - reservations are only accepted from one party at a time so guests, no matter how many, have exclusive use of the one bathroom:

1. Standard double bedded room.
2. Standard double bedded room.
3. Single room.

TV and hair dryer provided.

There is a balcony directly accessible from the suite with table and chairs, which overlooks the lovely garden and meadows.

Guests are also welcome to relax in the lounge, conservatory, patio or garden. On warm summer days you are invited to enjoy the heated swimming pool (no charge). And, there is a games room in the basement with table tennis and snooker.

Meals and other facilities:
A generous breakfast included in the basic tariff is provided and your hosts will make every effort to accommodate special requests. Facilities for making hot drinks and snacks are provided in the bedrooms.Vegetarian and special diets can be catered for with prior notice.

Other meals can be ordered by prior arrangement - dinner around 10.00 GBP per head, picnic lunch around 5.00 GBP per head.

Guests can use the in-house Internet facility, borrow books and make use of the laundry.
